What to Expect From the Home Inspection?
The home inspector’s job is to find things wrong with the house you are buying. Most homes will have many items found that are common home inspection items. Unless you are buying a new home, it is highly likely that the home you are purchasing will have some “imperfections”. Most importantly though is to reveal any issues related to the major components of the house.
It is important to remember during this process that the purpose of the inspection is for your own personal knowledge of the current condition of the home you are buying. It is not a pass or fail test. What it can do for you is to add another level of protection by helping you uncover any potential trouble spots that you may have otherwise not detected.
Should I Attend the Home Inspection?
We always recommend you try to personally go to the inspection so you can get immediate feedback by having the home inspector go over with you his opinion of the home’s condition.
Since home inspections usually take several hours to complete, many home inspectors have indicated that to make the process more efficient and to avoid getting distracted, it is best for buyers to wait until the end of the inspection to stop by – the last 30 minutes – 1 hour is usually a good rule of thumb. This is a great opportunity to ask questions and for your inspector to point out items best explained in person. They have a list of areas they will inspect and will provide you with a written home inspection report a day or two after the home inspection is completed.
