  • Preview:  

When ever you have properties that you would like to preview, you can request a showing right from our website or schedule with us by phone, txt or email.  While previewing each listing, as your agent, we will give you professional advise on the price, the neighborhood, and the local market sales.

 

**DON’T MAKE A BIG MISTAKE AND LOSE YOUR REBATE!  Special homes require special instructions – your rebate could easily be lost if you don’t follow the correct procedures when dealing with home builders, visiting open houses, or talking to a For Sale By Owner.  First, contact us for special instructions if you are interested these types of homes.

  • Write an Offer:  

Once you’ve found the property you want, we will prepare and explain the offer and negotiation process.  We will also provide you with Property Report for your records and to help you prepare an offer price. Our real estate broker is highly skilled in negotiating real estate transactions. At this point your Agent, your Lender and you will decide how best to apply your rebate. The rebate must be present on the escrow closing statement and be approved by your lender.

  • Escrow:

Once negotiation is complete, we will open Escrow and begin processing the sale by working together with your lender, the title company, the seller’s agent, the appraisers and home inspectors.

  • Closing

When it comes time to close, we will continue to assist you every step of the way. Scheduling the closing, conducting the final walk-through with you, reviewing the escrow closing settlement statements and attending the closing for a final review of the documents and to answer any questions you may have.

  • Payday!

Your rebate will be applied to your escrow closing statement and can be applied toward closing cost or cash back.  If a mortgage is involved, your lender will have to approve the application of the rebate.  Common uses of the rebate are (but not limited to): 1 year buyer home warranty, property survey, home and pest inspections, pre-paid taxes, homeowner insurance, buy down mortgage interest rates, appliances & repairs.  Please note that payment of a rebate is subject to consent of your mortgage lender and party the license holder represents in the transaction.
